The University of New England is searching for a senior-level Project Manager. This valuable team member will join a motivated, enthusiastic, and collaborative Campus Planning team focused on executing the university’s near and long-term vision. This position would directly support a collection of exciting transformative projects in development now.
Responsibilities include:
Broad general understanding of current construction practices, methods, and materials.
Broad knowledge of building codes with the ability to successfully research specific building codes and regulatory questions.
In-depth knowledge of major building systems and how they operate.
Ability to read and understand construction drawings, specifications, and contracts.
Ability to understand the results of material testing and sampling.
Ability to understand warranties and conditions which invalidate those warranties.
Knowledge of techniques for construction scheduling.
Ability to develop and update detailed construction schedules for multiple projects simultaneously.
Knowledge of construction site administration.
Ability to manage multiple capital construction projects and deferred maintenance projects simultaneously with some project budgets in excess of $10M.
Coordinates and manages the programming, design, and construction of new building and renovation projects to meet established timelines and budgets.
Ability to complete estimating tasks, create project budgets, and track project finances throughout construction administration.
Assists in defining project guidelines, requirements, design/construction criteria, and budgets.
In-depth knowledge of AIA GMP contracts and language.
Ability to receive, review, and approve/reject applications for payment from various Contractors and/or subcontractors.
Ability to utilize PDF editing software such as Bluebeam to create design layouts, clarification sketches, generic floor plans, etc.
Coordinates design and construction efforts among user groups, the operations and maintenance team, the design team, and the construction team.
Coordinates review of design documents by staff, user groups, and regulatory officials.
Provides regular project updates and status reports to staff. Oversees project close-out and conducts post-project evaluations.
Collect required close-out documentation and forward it to the appropriate areas.
Assists with record keeping and project file management.
Provides technical assistance to trades personnel regarding maintenance and repair techniques, methods, and materials required to comply with university standards.
Performs other related duties as assigned.
Qualifications:
Experience with Procore Construction Management software preferred.
Must be an effective public speaker.
Must be very familiar with all aspects of the design process, able to direct the work of other team members, evaluate options, and make sound decisions.
Must be able to work independently with clients to develop creative solutions and be able to implement the plan.
Must also be able to successfully utilize all methods of communication to communicate clearly, regularly, and effectively with all stakeholders.
Proficient in Microsoft Office Suite required.
Experience with AutoCAD, Revit, Sketch Up, Photoshop, and PDF Document Management software desirable.
Experience with Smartsheet software preferred.
OSHA 10/30 certification preferred.
Ability to oversee the work of contractors for adherence to contract and University policies related to such work.
